Review the roof/wall flashing for:

  2. Proper installation

WINDOW SILL

Review the window sills for:

  3. Caulking etc.

WINDOW MUNTIN

Review the window muntins for:

  2. Damage
  3. Glazing

WINDOW FRAME

Review the window frames for:

CLAY FLUE LINER

Review the clay flue liner for:

  1. Review of flue liner is limited
  2. Cracked flue liners
  3. Creosote buildup
  4. Blockage
  5. Spalling

SPARK ARRESTER

Review the spark arrester for:

  1. Proper installation
  2. Rusting
  3. Damage

Review the downspouts for:

  1. Proper connection
  2. Damage

VALLEY FLASHING

Review the valley flashing for:

  1. Wear
  2. Deterioration
  3. Proper installation

PLUMBING STACK FLASHING

Review the plumbing stack flashing for:

  2. Leakage
  3. Deterioration

Review the skylight for:

  1. Damage/cracks or leaks at flashings
  2. Condition of glass
  3. Signs of leakage

ROOF VENT

Review the roof vent for:

  1. Proper installation
  2. Flashing
  3. Damage
  4. Restricted airflow

UNDERLAYMENT (felt paper)

Review the underlayment (felt paper):

  1. Located below roof covering
  2. Unable to view during inspection.

ROOF SHEATHING

Review the roof sheathing:

Inspected from attic for:

  1. Moisture
  2. Stains
  3. Damage
  4. Proper spacing
  5. Delamination, etc.

 

CEILING JOIST (where visible)

Review the ceiling joist (where visible) for:

  1. Proper connections
  2. Damage
  3. Cracking
  4. Splitting etc.

INSULATION

Review the insulation for:

  1. Insulation in recommended locations.

ROOF RAFTER

Review the roof rafter for:

  1. Splitting
  2. Sagging
  3. Improper notching etc.

COLLAR TIE

Review the collar tie for:

  1. Proper connections
  2. Damage
  3. Cracking
  4. Splitting etc.

LOOKOUT RAFTER

    Not visible to inspector during a general home inspection

CHIMNEY LINER (metal)

Review the chimney liner (metal):

  1. Usually a limited visual review.
  2. Inspected exterior for signs of damage/disconnections

STUD (Gable wall)

Review the stud (gable wall):

  1. Limited inspection
  2. Only visible in unfinished areas

RIDGE BOARD

Review the ridge board.

Inspected from the attic for:

  1. Cracking
  2. Splitting
  3. Insect damage
  4. Wood deterioration

WALL SHEATHING

    Limited review, not normally visible to inspector due to exterior covering.

METAL SIDING

Review the metal siding for:

  1. Damage
  2. Proper installation
  3. Loose pieces, etc.
  4. Inspect and describe the exterior wall covering.

FASCIA BOARD

Review the fascia board for:

  1. Moisture damage and deterioration
  2. Proper connections
  3. Inspect the exterior wall coving, flashings and trim

TOP PLATE

Review the top plate for:

  1. Moisture damage/deterioration
  2. Inspect the structural components including foundation and framing

WOOD LINTEL

Review the wood lintel for:

  1. Moisture damage/deterioration
  2. Inspect the exterior wall coving, flashings and trim

FELT PAPER

Review the felt paper.

  1. Usually not visible
  2. Inspection of the underside of the roof deck for signs of moisture or damage

INSULATION (where visible)

Review the insulation (where visible):

  1. Coverage at occupied areas
  2. Inspect and describe the insulation in unfinished spaces

JACK STUD

Review the jack stud for:

  1. Damage
  2. Deterioration
  3. Movement, etc.

FIREBOX

Review the firebox for:

  1. Damage
  2. Damper operation
  3. Creosote buildup

MANTEL

Review the mantel for:

  1. Signs of pyrolysis
  2. Firebox back drafting

HEARTH

Review the hearth for:

  1. Proper construction
  2. Signs of back drafting

EXTERIOR LIGHT FIXTURE

Review the exterior light fixtures for:

  1. Proper and safe operation and installation.
  2. Inspect a representative number of installed lighting fixtures, switches, and receptacles

FLOOR FINISH

Review the floor finish for:

  1. Signs of damage

SUBFLOOR

Review the subfloor for:

  1. Moisture damage/deterioration
  2. Sagging

AIR CONDITIONER CONDENSER

Review the air conditioner condenser for:

  1. Safe and proper operation, using normal controls

ELECTRICAL OUTLETS

Review the electrical outlets.

  1. Tested for proper wire connections and operation using electric circuit tester
  2. Inspect operation of a representative number of installed lighting fixtures, switches, and receptacles

DECK BOARDS

Review the deck boards for:

  1. Damage and deterioration
  2. Trip or safety issues

DECK BEAM

Review the deck beam for:

  1. Damage
  2. Sagging
  3. Improper notching etc.

DECK PIER

Review the deck pier for:

  1. Damage
  2. Deterioration

HOSE BIB

Review the hose bib for:

  1. Proper operation and flow

LEDGERBOARD

Review the ledgerboard for:

  1. Proper installation
  2. Damage
  3. Deterioration

DUCTWORK

Review the ductwork for:

  1. Proper connections/insulation
  2. Airflow

FURNACE

Review the furnace for:

  1. Proper and safe operation
  2. Excessive rust
  3. Scale
  4. Condition of filter etc.

GRAVEL

    Base for slab not visible for inspection  

FOUNDATION

Review the foundation for:

  1. Damage, movement etc.

FOOTING

Review the footing.

Review the sump pit for:

  2. Debris
  3. Condition
  4. Inspect the drainage sumps, sump pumps, and related piping

SUMP PUMP

Review the sump pump for:

  1. Proper operation/installation/drainage
  2. Inspect the drainage sumps, sump pumps, and related piping

BRIDGING

Review the bridging.

  1. Verify bridging is provided and properly installed

DRYWALL

Review the drywall for:

  1. Damage
  2. Signs of movement
  3. Moisture stains etc.

DOOR (bi-fold)

Review the door (bi-fold) for:

  1. Proper operation
  2. Loose/missing hardware
  3. Inspect representative number of doors

PERIMETER DRAIN TILE

Review the perimeter drain tile:

  1. Normally underground and not visible to inspect
  2. Inspect the vegetation, grading, surface drainage, and retaining walls on the property when any of these are likely to adversely affect the building

FOUNDATION WATER PROOFING

Review the foundation water proofing:

  1. Unable to view (usually underground)
  2. Area around foundation for efflorescence or water entry

BOTTOM PLATE

Review the bottom plate for:

  1. Moisture damage and deterioration
  2. Inspect the structural components including foundation and framing

PORCH FOOTING

Review the porch footing:

  1. Unable to view
  2. Porch components for signs of movement etc.

STAIRS

Review the stairs for:

  1. Loose/damaged/deteriorated components
  2. Safety issues

HANDRAILS

Review the handrails for:

  1. Proper connection
  2. Deterioration
  3. Safety issues

FLOOR JOIST

Review the floor joist and the condition for:

  1. Sagging
  2. Splitting
  3. Improper notching
  4. Deterioration, etc.

PORCH

Review the porch:

  1. Ceiling
  2. Walls
  3. Electrical
  4. Doors

PORCH RAILING

Review the porch railing for:

  1. Proper connection
  2. Deterioration
  3. Safety issues

STEEL LINTEL

Review the steel lintel for:

  1. Rust
  2. Deterioration
  3. Sagging
  4. Damage

WEEPHOLE

Review the weephole:

  1. Ensure weep holes are provided
  2. Ensure opening is not restricted
